Tonopalo is a luxurious, turn-key, fractional ownership property located on a pristine beach on the north shore of Lake Tahoe in Tahoe Vista. Centrally located to everything Tahoe has to offer from golf to skiing to mountain biking and more. There are 19 units consisting of either three or four bedrooms and all have views of the lake. Homeowners are guaranteed 6 planned weeks a year in their own home (1 spring, 2 summer, 1 fall, and 2 winter) and unlimited potential of additional weeks may be picked up through long-term or short-term space available or through 3rd Home in any home available. Vacation planning happens 2x’s a year, fall/winter is assigned in August, and spring/summer in February. The weeks are assigned based on a rotating priority. Weeks can be traded, gifted or placed in 3rd Home but cannot be rented out at any time.
The HOA dues are paid quarterly. This quarterly charge is per-owner. The HOA dues cover everything, including deep cleans twice a year, new furnishings roughly every five years, insurance, interior/exterior maintenance, snow removal and utilities. The only exceptions are property taxes, and space available bookings which run $150 a week.
On-site concierge are available daily from 7am to 10pm and take care of all the owners pre-arrival needs including dinner reservations, activity bookings, grocery shopping if desired, taking bags to and from the homes, pre arrival and post checkout inspections, as well as, stocking all the homes with necessities such as coffee, tea, sugar, oils, spices, laundry detergent, foils and wraps, and many other convenience items. All units come equipped with laundry, towels, wine fridge, kitchen/dining essentials and steam shower in the primary. Tonopalo is one of the few properties that does allow owners to bring up to two pets during their stay.
Staffing includes on-site maintenance, housekeeping, grounds keepers, management and boat captain.
