Sweetbriar is a quaint gated condominium complex in Kings Beach nestled at the bottom of Hwy 267 on the north shore of Lake Tahoe. The complex consists of six lakefront units and six garden units. All are 1/6th ownership and have access to a beautiful sandy beach and possible buoys. The lakefront units are two stories and have an attached one car garage, the garden units are split into upper units and lower units without a garage. Almost all units have some view of the lake. They offer one, two and three bedroom floor plans and are all sold turn key. Each owner receives 8-9 weeks per year and weeks are decided based on a rotating schedule. This is one of the few developments that owners can rent out their weeks if they choose. The owners of each unit make up their own HOA with a President who decides on special assessments, upgrades, etc. The HOA dues cover all utilities, insurance, snow removal and grounds keeping. Property taxes and cleaning fees after use are not included in HOA dues and are paid by each owner separately. Pets are not allowed, however, owners of each HOA are allowed to decide for themselves.
